looking for a place to party hard, drink in excess, be
loud, behave obnoxiously, trash & damage your
accommodations, or disrespect in any way our properties
or the
Frio River,
DO
NOT CALL US!!!
We have zero tolerance for bad behavior!
Reservation
Policy
To confirm a reservation, a
deposit
equal to one night’s rental is required, by
credit/debit
card only.
We do not accept checks, cash, money orders, or cashiers
checks.
* The balance due
will be charged to the credit card on file, fourteen
(14) days prior to your arrival. You are responsible for
the total nights you reserve, and cancellations will not
be accepted with less than fifteen (15) days remaining
before your first scheduled night. Cancellations must be
made no less than 30 days for homes with a sleeping
capacity of ten or less, and no less than 60 days for
homes with a sleeping capacity of greater than ten.
Deposits
are forfeited if cancellation is made prior to the 30 or
60 day deadline. After the 30 or 60 day period, the
cancellation fee is 50% of the
full amount
of reservation. No Exceptions. No refunds for early
departures.
Please
check on vacation insurance.
A damage deposit of $100.00 billed to your credit/debit card is
required upon check-in. This deposit will be credited
back to your account in a timely manner after the home
is inspected following your departure.

Peak
season reservations
require a 3 night minimum stay. Peak season is the
Wednesday before Memorial Day through Labor Day.
FrioMan
reserves the right to refuse reservations that will
leave two, 1 night openings during the same week.
Example: Monday through Friday is open for a
particular home. We will not book Tuesday through
Thursday, leaving Monday & Friday vacant.

Reservations for the following
peak season holidays require a 4 night minimum stay:
Memorial Day, Fourth of July, and Labor Day.

Spring break, Easter weekend,
Thanksgiving, and Christmas reservations require a 3
night minimum stay, at the listed peak rate.

Off-season requires a two night minimum stay.
Occupancy Rules
LINENS
(SHEETS & TOWELS) ARE NOT PROVIDED.
YOU MUST BRING YOUR OWN.
Each home has a maximum occupancy rate based on many
factors (i.e. septic system capabilities). The number of
people occupying the home must be disclosed at the time
of rental. If your group is larger than disclosed,
and/or larger than the specified maximum limit, all
guests will be required to vacate the property
immediately with no refund.
No outdoor parties, house parties, or
wedding receptions are permitted at individual homes
with guests that are not staying at the property. If a
party is reported, you will be asked to vacate the
property with no refund.

Any
damages caused by guests or their pets will be
charged to the credit card on file. The person who
made the reservation is responsible for their group,
and any persons who may visit them.

Absolutely NO fireworks, firearms, slingshots, etc.

Smoking will not be permitted inside ANY
FrioMan
rented home.

ATV’s,
Mini-Bikes, RV's, and Tents are not allowed.

Small
well-behaved pets are only allowed in those homes
specified by
FrioMan.

Drug
use or excessive drinking is grounds for immediate
eviction.

No
glass containers allowed on or near the River.
Cleaning
and Damage Policies
We know you are on vacation, but our Guests are
responsible for leaving rentals in a reasonably clean
and orderly condition upon departure. Guests are
expected to wash their own dishes, and dispose of trash
in the receptacles provided outside. Aside from the
basic cleaning of the rental following your departure,
daily housekeeping is not included in the rental cost
and is therefore your responsibility. At our sole
discretion, the management of
FrioMan
Vacation Lodging reserves the
right to charge an additional cleaning fee, at a minimum
of $75.00, if these requirements are not met. We pride
ourselves on the cleanliness of our homes. Please let us
know if your rental is not up to par. A damage
deposit of $100.00 billed to your credit/debit card is
required upon check-in. This deposit will be credited
back to your account in a timely manner after the home
is satisfactorily inspected following your departure.
